Projects & track record

Decades of building, delivered.

Property for Equity is backed by an operator, not a broker. Across 25+ years we've taken properties from a raw idea through design, permitting, construction and sale — under one accountable roof. That same team funds, builds and sells the projects you contribute into.

What we build

The product types we know how to deliver.

We work across the categories that perform in Florida's growth corridors — choosing the highest-and-best use for each site rather than forcing one formula. Below are the kinds of projects in our experience, and the value we add to each.

Residential rental

Multifamily & workforce housing

Garden, mid-rise and build-to-rent communities. The value-add is entitlement and density — turning an underused parcel into durable, occupancy-driven income.

For-sale residential

Condominiums & townhomes

Vertical and attached for-sale product in walkable, amenity-rich locations. We manage design, association structure and phased delivery to match absorption.

Live-work-shop

Mixed-use

Residential over retail or office on a single site. Layering uses lifts land value and spreads risk across more than one income stream.

Commercial pads

Retail & restaurant pads

Pad-ready and shell retail along high-traffic frontage. The value-add is site work, access and entitlements that make a corner leasable or sellable.

Daily-needs

Gas & convenience

Fuel, convenience and quick-service formats on signalized corners. We handle the heavier civil, environmental and permitting lift these uses require.

Small-bay commercial

Office condo

Owner-user and professional office condominiums. We deliver flexible, dividable space that local businesses can buy rather than lease.

Neighborhood retail

Strip retail

Multi-tenant neighborhood centers anchored by everyday services. The value-add is tenant mix, parking and visibility that drive stable rents.

In-fill

Residential infill

Single lots and small assemblages inside established neighborhoods. We unlock value by right-sizing the plan to what the block and the code will support.

Categories shown reflect the developer's experience across its portfolio. Each project's use, scope and feasibility are determined site-by-site. Licensable construction work is performed under the qualifier of record, in good standing with the Florida DBPR — verifiable at the DBPR portal.

The path

How a Property for Equity project moves.

Every partnership follows the same disciplined path — from a free, no-obligation look at your property to a finished, sold project. Here's the short version.

Step 1

Evaluate

We study the site — zoning, highest-and-best use and feasibility — and value your contribution against the total project cost. No cost, no obligation.

Step 2

LOI & structure

If it pencils, we agree on terms: your equity share, a preferred-return priority floor, and the protections that return your land if the project doesn't move.

Step 3

Build

We source capital, permit and construct — carrying the cost and the risk. You stop paying to wait while the project takes shape.

Step 4

Sell & distribute

On sale or lease-up, proceeds are distributed by the agreed order: your capital and priority floor first, the developer paid last.

Pipeline

An active pipeline across Florida.

At any given time we're evaluating, structuring, and building properties across South, Central, and Southwest Florida — from infill lots and tired single-family homes to townhouse developments, mid-rise condominiums, and assemblages. New properties enter the pipeline continuously as owners bring them to us.

Under evaluation

A rolling feasibility queue

Most properties we look at are studied quietly, site-by-site, before any commitment. Specific projects are shared privately with the owners and partners involved. A property only advances when the numbers and the entitlements support it — and we'll tell you honestly when they don't.

Important disclosures

Property for Equity is a program of River Business Corp. The figures on this page — including "25+ years," "350+ projects" and "$200M+ delivered" — describe the developer's aggregate experience across its portfolio over time. They are not a forecast of any specific project and are not an indication of any result you should expect. Past experience does not predict future outcomes.

Project types and categories shown are illustrative of the developer's experience; they do not represent an active offering, and no specific property, tenant or partner is identified. Any partnership is project-specific and subject to diligence, legal and tax review, and final documents. A preferred-return floor, where offered, is a priority on distributions — a payment order, not a guarantee — and depends on a project generating sufficient proceeds.

This page is informational only and is not an offer to sell or a solicitation of an offer to buy any security. Licensable construction work is performed under the qualifier of record, in good standing with the Florida DBPR — verifiable at the DBPR portal.
